Sandpiper considers investments in both commercial and multi-family residential properties. We focus on properties that 1) produce attractive yields and positive cash flows or 2) have been purchased at below market value and in a relatively short period will produce attractive returns through property development.
Geographic location of investments is generally based upon demographically strong and growing markets. As part of its ongoing due diligence program, Sandpiper continuously monitors each investment's financial and operational activities, including routine site visits.
Consideration for an investment can include cash, debt or a combination of the two. Generally, the deal size for either a minority or majority investment is up to $2 million with a 2-7 year time horizon.
